The Wizards drafted Wall as the #1 pick in the 2010 NBA Draft. Hence, this contract was a rookie extension and during the time of his signature, one of the largest in the league.
This will take him to his 13th season in the NBA while his final year is a player option. Meaning he can opt-out of his contract and become a free agent for an even bigger paycheck.
So why did the Rockets trade for John Wall?
Considering his expensive contract, why did the Houston front office trade for him? Did they have sufficient cap space? The answer is simple. Not only does Russell Westbrook and John Wall’s playing style match, but also their contracts.
Like Wall, Westbrook also has 3 years remaining on his contract. And he is practically owed the same amount of money over these 3 seasons, too.
Hence, with regards to cap space, it was a straightforward decision for both the Rockets and Wizards. Not to forget, but Wall is also 2 years younger than his fellow point guard.

He hasn’t played a single NBA game for over the last couple of years because of an Achilles tendon and a knee injury, respectively. For a player who relies on his athleticism so much, getting back to his best is never easy.
So, the Rockets are taking a bit of a gamble with him compared to the ever-reliable Westbrook. However, he is showing glimpses of his All-Star level in the pre-season games. And they will hope that he carries that into the regular season as well.
